There is a reason why many people would rather sell their home, no assistance needed, than potentially lose out on thousands of dollars by enlisting a broker's assistance. If you believe that, then you probably believe in a Tooth Fairy. So many of us think that selling a piece of property is as easy as advertising it for sale. Your call, pal, but there's probably a better chance of the Chicago Cubs winning a World Series than your home getting sold within a reasonable, let alone quick period of time!

One unique strength of the book is its detailed attention to "hidden risks", the potential pitfalls in the process that are not immediately apparent to the new investor. Everyone knows that the location and condition of a property are key components of its value, but less obvious are risks associated with the legal aspects of the deal (eg liens against the property). Honestly, I've never purchased a pre-foreclosure before, but this book will have you more scared than anything else of what could go wrong instead of what could go right. This one, however, is timely and substantive without being too wordy. Before reading this book, I had read "The 250 Questions Everyone Should Ask About Buying Foreclosures" by Lita Epstein, "Cashing in on Pre-foreclosures and Short Sales" by Chip Cummings and "Guide to Making Hugh Profits Investing in Pre-foreclosures without Selling Your Soul" by Alexis McGee. All these books together contributed to my overall understanding of this subject. I don't know of anyone else who gets personal like this. Mr Lucier seems to be genuinely interested in helping others in this business, not just putting out a book or an educational system that others buy and then its "good luck if you can use it".

Great Product Overall – Utah Real Estate Book Review

Nice to know, but he doesn't say if we should just ignore that or if we make other arrangements with the insurer. To be fair, almost every book leaves me a little confused somewhere. This extremely well written and well organized book is chocked full of no-nonsense practical information and on target advice. When I picked up my copy at Barns & Nobles, I took my time and must have read through every real-estate book on the shelf.
